Design Guidelines for New Home Construction

High quality, family-centred home construction and access to nature define this spectacular community.


The following architectural design guidelines apply to new homes and must be approved by the Developer before applying for a building permit from the City of Regina.

Exterior Finishes

The front elevation shall be finished with brick, stonework, stucco, siding or a combination as approved by the Developer. If the house is all stucco or siding, then appropriate trim boards, moldings and detailing are to be used as approved by the Developer. Builders are encouraged to submit plans with garages not protruding more than 3 metres past the front of the house.

Colours

All colour schemes are to be approved by the Developer on a house by house basis for single-family homes, or overall project for multi-family.

Home Sizes

Innovative design is encouraged in our neighbourhood. The minimum house size may be reduced, subject to review by the Developer.

Bungalow: 1,100 sq. ft. minimum
Two storey: 1,600 sq. ft. minimum

There is no minimum sq. ft. for multi-family units—they must meet City of Regina bylaws.

Garages and Driveways

All homes in The Greens on Gardiner must have an attached garage, unless access is provided from rear alley, then a garage is optional. Driveway locations are specified for all lots as shown on the approved grade plan. Garages for multi-family are encouraged but not required.

Siting/Setbacks

Front yard: 6.0 m
Side yard: 1.2 m minimum per side, total of both sides 2.4 m
Rear yard: 5.0 m

City of Regina setbacks apply for multi-family.

A complete sets of plans, including a site plan and colour chart shall be submitted to the Developer for approval prior to plans being submitted to the City of Regina for a building permit. The Developer may, at its sole and absolute discretion, waive or change in whole or in part any requirement respecting the architectural guidelines. Although the intent of the architectural guidelines shall not be altered, design criteria, exterior finishes and colours outlined herein shall be reviewed from time to time. Changes may be implemented by the Developer without notification.
